9 Step Building Process
Building a luxury accessory dwelling unit or home addition can be overwhelming without knowing where, when, and how to start. At Curated ADU Homes and Additions, we understand our clients’ unique needs and have streamlined the process into 9 easy steps to ensure a smooth and pleasant building experience.
Step 1: Initial Zoom Meeting
We value your time and will promptly schedule a no-obligation Zoom meeting with your ADU specialist. Please provide the address where you plan to build, so our team can research your municipality’s zoning code beforehand. This preparation allows us to seamlessly integrate your project vision with local zoning ordinances during our initial meeting.
Step 2: Site Meeting
Our ADU Specialist and Builder will meet with you in person to discuss your project further. This meeting allows us to document your needs and requirements and discuss the scope of work required. Feel free to bring any ideas, sketches, or plans to help us create a clear pathway forward.
Step 3: Project Planning and Feasibility Assessment Agreement (PPFA)
Our team will prepare a rough cost estimate of your overall project. If you choose to move forward with Curated ADU Homes, you will hire us to provide a turnkey service from planning, architecture, survey, zoning, material selections, design, to providing a fixed bid for your project. At the end of this project, you can take our fully designed and permitted project to another builder. Our goal is to provide exceptional service during the assessment phase to ensure your comfort and confidence in our process.
Step 4: Architect Meeting
During your PPFA, our team will collaborate with the architect to discuss your requirements and ideas. The architect will design an initial concept plan based on your vision, providing a visual representation of your dream project. We work closely with the architect throughout the design and consent process to ensure mutual understanding. Our team will then collaborate with the surveyor and architect to ensure your project meets zoning requirements and prepare the appropriate documents for submission.
Step 5: Submission to Zoning and Materials Design
The next stage in the Project Viability Consultation process is navigating the permitting process. Our team will collaborate with all parties and a permit expeditor to guide your project through this phase. Often, the county may require minor adjustments to the plans before we achieve a final permitted project.
Step 6: Materials Selection
Our team will collaborate with you and a designer to select your project finishes, ensuring they align with your vision and budget.
Step 7: Permitted Project and Fixed Bid Quote Presentation
In a face-to-face meeting, we review the final project and our fixed bid quote. This is an opportunity to address any questions or concerns and ensure all budget considerations are met.
Step 8: Contract Signing and Start Date Agreement
Once you are satisfied with the design and quote, we will formalize the contract documents and agree on a start date for construction. We will ensure all pre-construction requirements are met before commencing the build.
Step 9: Meet the Team and Communication
We will introduce you to our Construction Manager, project foreman, and construction team. You will have access to our cloud-based project management software, allowing you to stay informed and engaged throughout the build process.
Step 10: Construction Process and Completion
Congratulations! Construction on your luxury accessory dwelling unit or addition begins. You will receive daily logs and weekly site reports via our project management app, ensuring you are well-informed at every stage. Our team will handle all permit inspections and ensure the county issues your final certificate of occupancy. Upon completion, we will engage professional cleaners to prepare your final ADU or addition for move-in.
